IRVINE, Calif. – Judges for the 2019 Gold Nugget Awards have recognized international award-winning firm KTGY Architecture + Planning at its annual competition in 10 different award categories and 11 awards. The award program honors architectural design and planning excellence and draws entries from throughout the United States and international. Chosen from the elite pool of Merit Award winners, Grand Awards were announced on May 31, 2019, as a feature highlight of PCBC®, the nation’s largest regional conference and trade show for the real estate development field.

Selected by a panel of top industry experts who reviewed 600+ entries, these award winners showcase the most exciting trends in design, planning and building. At the 56th Annual Gold Nugget Awards, KTGY was recognized in categories including a special award of excellence, best affordable housing community, best supportive/transitional housing, best multi-family housing community, best senior living community, best single-family detached home, innovative housing design, and best innovative energy design. JUDGES SPECIAL AWARD OF EXCELLENCE

Anaheim White House Restaurant
Location: Anaheim, Calif.

Following a devastating fire, the team worked with historic restoration consultants and property owner to rebuild and restore the 1909 Colonial-style mansion and side house. A second architectural team rebuilt the kitchen and interior dining room. Careful consideration had to be made during the process as the building needed to be brought up to the current code standards while also meeting the historic preservation guidelines in accordance with the requirements of the National Register of Historic Places. The process included removing all non-historic elements that had been added to the façade over the years. The building footprint remained unchanged while the pillars and intricate details were recreated allowing the 110-year-old-buildings to feel brand new. As well as an active restaurant, this is home to a nonprofit organization that prepares and delivers 3,500+ hot evening meals daily for food-insecure kids in Orange and Los Angeles counties who are at risk of malnutrition.

Trilogy in Summerlin is a sophisticated 55+ resort lifestyle community located about 15 miles from downtown Las Vegas in the masterplan of Summerlin. The community is set on approximately 53.5 acres and plans for approximately 354 condominium homes among three distinct Home Collections featuring vertical duplex living, paired courtyard and patio homes. Apex is featured in the Modern Collection and is one of the first vertical duplex homes to debut in the Las Vegas market. Trilogy’s unique and inspiring floor plans are designed to break the mold on lock-and-leave home design. The homes provide dramatic, penthouse-like living on a single-level for the main living spaces. All new homes feature modern, open floor plans that encourage true indoor-outdoor all while showcasing an unparalleled Nevada look and feel. Shea Homes partnered with KTGY to develop floorplans that would appeal to the 55+ homebuyer.

Shadow Point – Horizon Plan

A private, gated enclave at the top of the prestigious Summerlin master plan, new luxury single-family construction offers indoor/outdoor living with extensive neighborhood amenities and spectacular views. These distinctive homes display an understated elegance in the prairie architecture style that is inspired by the natural surroundings. At less than 2,500 square feet, the Horizon Plan offers single-level, single-family detached homes with customizable loft options that provide a comfortable, livable alternative to large homes that are often associated with luxury. A tool for customizing kitchens allows for 3D visualization for a personalized luxury kitchen. Multi-generation options such as universal designed bathrooms create spaces that accommodate the modern family and contribute to a comfortable living environment. Unique-to-the-market options include 10’-high sliding doors for increased daylighting to master bedrooms and breakfast nooks, generous stone siding, wood-look tile, metal windows and large outdoor spaces. The homes are designed to thrive in the daylight and shadows of the canyon neighborhood, and they are sited to naturally integrate with the features of the surrounding topography and context of the desert area. Designers created warm and cool palettes of materials and colors that are in harmony with the desert surroundings while heightening the character and inviting qualities of each customizable home.

BEST AFFORDABLE HOUSING COMMUNITY — 30 TO 60 DU/ACRE

Parc Derian Apartments
Location: Irvine, Calif.

This 80-unit affordable family project is a collaboration between Lennar, the Irvine Community Land Trust (ICLT), City of Irvine’s Planning and Housing staff, C&C Development, Innovative Housing Opportunities (IHO) and KTGY. Parc Derian is a four-story, podium-designed structure featuring contemporary architecture that incorporates urban inspired elements and finishes and is designed to achieve a LEED Gold certification. Developed on a 2.2-acre urban infill site in the Irvine Business Complex, the 80-apartment project features almost a half-acre of open space and 5,000 square feet of community space with such amenities as a fitness center, community room, computer room, on-site laundry facilities, and secured bicycle storage. Parc Derian provides a comfortable and secure environment for large families, giving children a place to learn and play, and adults the opportunity to engage in educational programming. A second-floor exterior podium deck encompasses a tot lot, outdoor barbeque and fireplace pavilion, swimming pool, and space for a community garden. Numerous amenities include social services such as health and education enhancement programming designed for Parc Derian residents.

The Lighthouse

Women and children are the fastest growing group of homeless individuals in the U.S. The non-profit organization worked with KTGY to design a new fully dedicated facility that will increase the beds available to women and provide additional program space for those in the one-year program. The front façade uses angled vertical elements to form a secure presence along Pacific Avenue. Slits between the vertical, composite planks allow light to shine through as a beacon to the neighborhood. The bend represents beauty within brokenness while forming a gateway for the women as they begin their journey to a new future. Once completed, the building will sit adjacent to the existing women’s shelter, creating a campus of program spaces and outdoor areas aimed to better serve the needs of the residents. The first floor focuses on program spaces: offices, a common living room, two adjoining playrooms, and a large multi-purpose room. One sleeping room, serving up to four residents, and two bathrooms are also located on the ground floor, to provide an accessible sleeping room option. The upper levels are dedicated to sleeping rooms and restroom facilities, housing up to 40 women and children, for a total of 44 beds provided in the building.

SP78 at San Pedro Square
Location: San Jose, Calif.

This community is dispersed along three city blocks adding to the urban rhythm unfolding around San Pedro Square. Positioned with a zero setback to the city streets, this reinforces the urban setting. The contemporary design is seen in the flat rooflines, horizontal lines and simplistic detailing. Dark brick lines the base while the yellow doors pop. Alternating paneling and the use of a clean cream tone further the visual interest. Wanting to avoid the common front to back skinny townhome design, KTGY spun them 90-degrees to create more units with corner glass; and for the interior units, one big wide wall of glass instead of two smaller window walls front and back. These unique room shapes and orientations, mixed with interior design touches, helped create a loft-like urban-feel matching the location. By adding ceiling height and an extra foot of glass, your eyes travel upward and you gain sweeping views of downtown furthering the urban loft feeling of the homes. Reinforcing the urban, these homes are walkable to the office and the marketplace, and adjacent to a new city park, the greater community becomes residents of the urban “backyard.”

Altura – Bryce Plan

The goal of the project was to meet the market need for attainably priced, entry-level homes that match the luxury feel of the new Tesoro Viejo master-planned community and create a dynamic neighborhood. Some of the highlights of Altura’s Bryce Plan include three architectural styles: Farm House, Santa Barbara and Spanish, which respond to the established design guidelines of the new master plan and serve to create a seamless community aesthetic no matter the price point. The small lot sizes with reasonably sized homes were designed to meet a price point that would allow for low down payments based upon current FHA loan requirements providing opportunities for homeownership within the master-planned community and submarket, which has been unavailable to this buying segment. When the architectural team was brought in on this neighborhood, the design utilized a T-courtyard home. The team adjusted the plan to create a more traditional front-loaded design in response to the needs and desires of the target market. This choice also served to enhance the street scene and provide homeowners with better parking for their guests and more private backyards. This plan creates distinct live-play-rest zones in the house by establishing the lower lever as shared space and the upper level as a private retreat. With an option to convert the third bedroom into a loft or den, this plan is ideal for the target market of new/young families allowing for flexibility as the family grows and needs change.

Altura’s Katelyn Plan provides staggered garages, a one-car and tandem two-car, adding dynamic movement to the street scene, setting this plan apart and providing parking for up to four cars. Bound by the tandem garage and the dining room is the outdoor room, this space is connected to both the kitchen and dining, expanding the space and deepening the connection to the surrounding nature. There is optional flex space in the tandem garage for a hobby room with walk-in pantry to meet the needs of families.

INNOVATIVE HOUSING DESIGN

The goal of the project was to provide a home that supports the well-being of the environment and its residents; operates at maximum efficiency; connects people and is connected by technology; and adapts to changing lifestyles. It took 20 months – from conception to delivery – to deliver a home designed to allow owners to sleep better, breathe air free of dangerous particulates, and drink water filtered of toxins. Construction utilized robotics, in Entekra’s plant, enabling offsite manufacturing of building components to minimize waste while increasing output quality and consistency. This single home was thoughtfully designed to live many ways over its lifetime and evolve with the people who live in it. The second level is designed to easily transform into a second unit with a separate entrance, making it ideal for boomeranging adult children, aging parents, or even a rental income space. Multipurpose spaces maximize the physical footprint of the home and make it live larger. A moveable wall changes the home’s layout at the touch of a button. Built-in furniture, including desks, fold-down beds and extended dining areas, make this transition simple. Dynamic circadian lighting systems mimic natural sun patterns throughout the day and balance the sleep/wake cycle. A conceptual community plan increases both density and open space, with 31 percent more homesites than a traditional community design, 41 percent fewer roads/infrastructure and up to four times as much open, green space.

BEST INNOVATIVE ENERGY DESIGN

The goal of the project was to push the boundaries of design centered around efficiency, sustainability and health and well-being on a volume scale. It took 20 months – from conception through construction – to deliver a home designed to allow owners to sleep better, breathe air free of dangerous particulates, and drink water filtered of toxins. Demographic trends, cultural shifts, emerging technologies and industry evolutions, were examined and noted that Americans spend nearly 90 percent of their daily lives indoors. This drove the choice to utilize design features and construction materials guided by U.S. EPA’s (EPA) Indoor airPLUS standard.  These are enhanced by the DARWIN™ Home Wellness Intelligence Network. Construction utilized robotics enabling offsite manufacturing of building components to minimize waste while increasing output quality and consistency. The home integrates solar power, a Tesla Powerwall 2 energy storage system, and high-efficiency home management systems. The home has a HERS Index rating score of zero. The home utilizes technology to create a lifestyle of ease and efficiency while reducing the use of natural resources. Google provided a flexible technology implementation that integrated all of the devices in the home under one intuitive interface, supported by a robust Wi-Fi mesh network, all supported by Google Assistant, utilizing voice command. The latest technologies in building performance come together in an integrated way to make this home net positive.
