Test the slab for moisture first. Concrete can hold and release moisture long after it is poured. A moisture evaluation before any coating goes down is the single best predictor of whether the finish will last, yet it is the step budget installers most often skip.
Understand what a floor coating can and cannot do. A quality coating seals the slab against vapor, spills, and humidity and helps resist mold and mildew because it is non-porous with no grout lines. It is not, however, a foundation waterproofing system. If water is actively intruding through basement walls, that has to be addressed with dedicated waterproofing or drainage before coating.
Insist on real surface preparation. Diamond grinding creates the bond a lasting basement floor depends on. Acid-etching and roll-on kits often fail early because the coating never bonds properly to the slab.
