KTGY-Designed Wood-Framed Mid-Rise Apartment Community Achieves 191.76 du/ac and Wins National Award

TYSONS, VA – KTGY Architecture + Planning announced today that The Maxwell in the Ballston neighborhood of Arlington, Va., outside of Washington, DC, earned the Grand Award in the 2016 Multifamily Executive Awards program. Developed by Crimson Partners and designed by KTGY, The Maxwell was named Project of the Year, Mid-Rise Podium or Wrap (4 to 6 stories) at a special event held during the 2016 Multifamily Executive Conference, which took place September 19-21 in Las Vegas, Nev.

The Maxwell’s mid-rise building consists of five stories of wood frame over one-story podium concrete frame on a very tight urban site, while achieving a density of 191.76 du/ac, a noteworthy accomplishment for wood-frame construction, said KTGY Principal Rohit Anand, AIA. The Maxwell is LEED Gold certified and features 163 luxury apartment homes, 2,200 square feet of retail on the ground floor.

“The building’s L-shaped configuration follows the geometry of the site, allowing for a private internal courtyard, dramatic views to the north and west via floor-to-ceiling glazing in select units,” said Anand. “We activated the streetscape with retail and amenity street frontage, apartment homes with street entrances, widened sidewalks and new trees along both street frontages to enliven the boulevard.” 

The Maxwell’s target audience appreciates a connected 24/7 lifestyle with the property’s ideal location in walking distance to retail, restaurants, employment and transit, Anand added. Offering multiple floor plans to fit a variety of lifestyles, The Maxwell features studio, one-, and two-bedroom configurations with den and loft-style options that allow for roommates and large living areas.
